What is rural subdivision?

Rural subdivision is the act of dividing land from your property into one or more parcels, or changing existing boundary locations. While the resource consent application process is the same as a subdivision in an urban area, the potential issues are very different.

The first difference is land size. In urban subdivisions, size is a defining factor. In a rural context, land size is much less important. Most councils focus on retaining large parcels of land for primary production, so a rural subdivision is often determined by the features on the site you want to subdivide off the main property.

So we look at natural features, potential hazards, geotechnical stability, the Standards required in the district plan, soil suitability for stormwater and wastewater, landscape, land use, and access to a formed road and amenities.

Many farms have a number of titles which can be restructured to address your immediate goals and provide for the future. Rural subdivision is also an excellent opportunity to review the environmental impacts of intensive farming or changes in land use without the need for separate future consents.
